Obtaining a survey will help limit the inevitable risks involved in purchasing a property. More specifically the survey will allow you to:

Be Informed

Make an informed and reasoned decision on whether or not to go ahead with buying the property and to pursue any further investigations recommended within the report

Understand Risks

Identify any serious, urgent or specific defects and risks affecting the property

Fair Purchase Price

Determine whether the agreed purchase price is reasonable or whether it needs to be renegotiated


Allow you to plan for repairs, maintenance, improvements etc

Understand All Factors

Take into account any other matters identified within the report, for example, environmental issues, legal matters etc


The whole point of any Home Survey is to provide you the ability to make an informed decision and be confident in your next steps of the process (go ahead, renegotiate or walk away)

You should bear in mind that a Mortgage Valuation is not a survey report and is no substitute for either of the above. It is a misconception that it acts as a survey and helps inform you about the property. A mortgage valuation is produced for the lender to determine if the property is a reasonable collateral for the value of their loan and considers if there are any serious defects affecting the value. However, it does not consider the costs you may need to cover for repairs and maintenance or other defects which on average cost homebuyers £5,750 (RICS ComRes Survey).
