Is a Level 2 Home Survey (Homebuyer Report) Suitable for My Property?

The RICS Home Survey – Level 2 (survey only) service includes a physical inspection of the property, as well as a report based on the inspection. With decades of experience, our house surveys when buying a house aim to give you professional advice to make informed decisions on whether to go ahead with buying the property while taking into account any repairs or replacements the property needs.

If you can answer yes to any of the following questions, the RICS Level 2 Homebuyer Report will be suitable for you

Property Age

Is the property under 100 years old?

Property Materials

Is the property of standard construction?
(Made with bricks and mortar)

Property Type

Is the property a flat or maisonette?

What does a RICS Level 2 Survey consist of?

When we carry out a RICS Level 2 Survey and homebuyer report, we carry out a full visual inspection of the property inside and out including the roof void (providing it is accessible). We carry a number of tools to assist with the inspection including moisture meters so we can check for the levels of dampness throughout the property. Our written homebuyer report will provide you with details on the condition of all the different elements that make up the property from the walls and ceilings to the joinery and fittings. The findings are also clearly stated throughout using traffic light style condition ratings on a scale of 1-3.

1 - Good. Components can be readily cared for under normal maintenance

2 - Some repairs required or Investigations are advised

3 - Serious / Urgent Repairs are Needed

Identify any possible issues with our house surveys when buying

With any home buyer report (including the Building Survey), we do not lift carpets, floorboards, heavy objects or personal effects. However, we are able to piece together all clues (whether from visual, touch, sound or smell) with our knowledge and experience to identify any possible issues. We highlight all defects and offer recommendations if further reports by specialist firms are required (e.g for electrical testing).

What is the RICS Level 2 Home Survey (Homebuyer Report)?

Our low-cost RICS Level 2 Home Survey is an economically priced survey available nationwide and positioned between our Valuation and Building Survey services. The RICS Level Level 2 homebuyer report includes:

  • Details of the general condition and particular features of the property
  • Condition Ratings for elements of the structure of the building, the services and any garages and permanent outbuildings
  • Particular points you should refer to your legal adviser and matters for further investigation
  • Specific risks associated with the property
  • Other relevant factors, for example, the location, local environment and the energy performance of the property
  • A valuation and a separate reinstatement cost assessment for insurance purposes if selecting the Homebuyer Report (Survey & Valuation)
  • Extra services can be added to the survey by specific agreement with the surveyor

Level 2 vs. Level 3 Home Survey (Building Survey)

For properties that pose higher risks, our low-cost Level 3 Building Survey is a more in-depth report covering visible and suspected hidden defects.
A Level 3 Building Survey provides more detail on the suspected cause of a problem rather than just noting its existence.
