The Property Inspection
2-8 hours
The surveyor visits the property and conducts a thorough visual inspection of all accessible areas. They'll check the structure, roof, walls, floors, windows, damp proofing, drainage, and services.

- Notes made on condition and construction

Report Preparation
2-5 days
After the inspection, the surveyor prepares a detailed report. This includes condition ratings, defect descriptions, repair recommendations, and maintenance advice.

What Does the Surveyor Actually Check?
During a RICS survey, the surveyor inspects all accessible areas of the property. Here's what they look for:
Roof Structure
Surveyors check the roof covering, flashings, gutters, downpipes, chimney stacks, and roof timbers. They look for signs of leaks, sagging, or structural issues.
Walls & Structure
External and internal walls are inspected for cracks, damp, subsidence, and structural movement. The surveyor checks the brickwork, pointing, and render.
Floors & Foundations
Floors are checked for level, damp, and structural integrity. Where accessible, sub-floor voids are inspected for ventilation and moisture.
Windows & Doors
Windows and doors are checked for condition, operation, and security. Double glazing, frames, and seals are all inspected.
Damp & Insulation
Damp proofing, insulation, and ventilation are assessed. The surveyor uses moisture meters to detect damp issues.
Services (Visual)
Electrical, plumbing, heating, and drainage systems are visually inspected. Note: This is not a full specialist inspection.
