Buildings are complex systems of materials, construction details, services, ground conditions and patterns of occupation. An apparently straightforward defect can arise from several interacting causes. Accurate diagnosis demands careful observation, informed hypotheses and an honest assessment of what the evidence does—and does not—show.

I AM Surveyors provides independent investigations into reported building defects affecting commercial, mixed-use and selected residential buildings. Drawing on more than 30 years' experience in construction, surveying and building pathology, we evaluate building-fabric symptoms, likely mechanisms, consequences and the most appropriate next investigative or remedial steps.

Typical building defects we investigate

Roof failures and water penetration

Water ingress may arise from defective roof coverings, flashings, abutments, outlets, drainage, penetrations or concealed junctions. An inspection considers rain exposure, the route by which water may enter and the evidence available in accessible roof and internal areas. Where safe access is not available, we explain the limitation and whether specialist access, testing or another appointment is required.

Dampness, condensation and moisture-related deterioration

Discoloured finishes, mould growth, salt deposits and elevated meter readings do not by themselves establish a single cause of dampness. We consider the age and construction of the building, ventilation, heating, moisture sources, drainage, external levels, previous alterations and occupancy. Diagnostic readings are interpreted alongside visual evidence and other available information; intrusive tests may be recommended where necessary.

Cracking, distortion and movement

Cracking can result from thermal and moisture movement, settlement, inadequate support, deterioration of materials and other structural or non-structural factors. We record visible patterns, locations and associated signs, then determine whether monitoring, opening-up or a structural engineer's assessment is appropriate. We do not imply structural engineering calculations are included in a visual pathology investigation.

Masonry, render and façade defects

Our inspections can consider cracking, displaced brickwork, spalling, weathering, defective pointing, failed render, water ingress at openings and deterioration at interfaces. The likely significance depends on construction type, exposure, previous repairs and whether there is evidence of ongoing movement or instability.

Timber deterioration and concealed moisture risk

Decay and timber distortion may be associated with leakage, humidity, trapped moisture, poor detailing or inadequate ventilation. Investigations focus on observable conditions and the source of moisture. Access limitations and the need for further timber specialist assessment are reported where relevant.

Defective alterations and workmanship concerns

Changes to openings, roofs, partitions, drainage and external envelopes can create unintended consequences. A technical inspection may examine symptoms and document readily observable workmanship defects, while distinguishing these from matters needing design review or intrusive verification.

Our diagnostic methodology

Define the question. We discuss when the problem first appeared, how it behaves, what has already been attempted and the consequence for the owner or occupier.

Review available evidence. Useful information may include drawings, photographs, maintenance records, previous reports, construction history, warranty documents and relevant correspondence.

Inspect and document. We observe the accessible affected elements and relevant adjacent construction, recording photographs, visible condition and material findings appropriate to the scope.

Analyse possible causes. We compare competing explanations against observed evidence, construction characteristics and the chronology of the problem. We state where certainty is limited.

Advise on proportionate next steps. Depending on the findings, recommendations may include monitoring, targeted opening-up, specialist tests, repair approaches or further professional assessment.

What the technical report can include

The reported defect and agreed terms of reference.

Relevant building description and construction characteristics.

Scope, access conditions and investigation limitations.

Observations supported by photographs and other reviewed evidence.

An explanation of plausible mechanisms and likely cause where supportable.

The practical significance of the defect and any material uncertainty.

Recommended further investigations and proportionate remedial options.

Matters outside the scope requiring other specialist expertise.

The precise deliverable is agreed for the instruction. Reports are not presented as structural designs, fire risk assessments, asbestos surveys or guarantees against future building movement.

Who needs an independent building pathology investigation?

Commercial landlords and owners investigating recurring defects; tenants facing building-performance problems; purchasers concerned about an identified defect; asset managers seeking evidence before authorising remedial works; solicitors needing preliminary technical assessment; and parties to a construction or property-condition disagreement.

Technical advice versus expert witness evidence

A building pathology report explains a technical problem for its client. A formal expert witness report prepared for litigation has additional duties and procedural requirements. If a dispute is developing, we discuss the intended use of the report at the outset and assess whether a separate expert witness appointment may be appropriate. We do not promise that an ordinary survey can simply be relabelled for court.

Structured Engagement

How a commercial instruction works

A clear scope prevents misunderstandings. We agree the inspection depth, deliverables, timetable and fee basis before beginning work on site.

  1. 01

    Initial enquiry & brief

You outline the property type, address, transaction stage or defect problem, and your decision deadline.

  2. 02

    Scope review & conflict check

We review the building details, confirm competence, check for conflicts of interest, and agree an appropriate inspection level.

  3. 03

    Written proposal & terms

We provide a formal written scope of service, fee quotation, and agreed limitations prior to confirmation.

  4. 04

    On-site technical inspection

Our chartered surveyor inspects the accessible building fabric and collates photographic and diagnostic evidence.

  5. 05

    Comprehensive report & discussion

We deliver an authoritative technical report and follow up with a telephone consultation to discuss practical implications.

Questions & Answers

Frequently asked questions

Common questions regarding commercial surveys, scopes of service, and professional appointments. For specific advice regarding your property, speak directly with our chartered surveyors.

Can you tell whether damp is rising damp or penetrating damp?

The diagnosis must be supported by the construction and evidence. We do not classify the cause solely from one moisture-meter reading; in some cases targeted testing or further investigation is necessary.

Can you identify the cause of cracks in an external wall?

We can investigate and describe the visible condition and likely explanations within the agreed competence. Where stability, foundations or structural adequacy require specialist calculation or monitoring, we recommend appropriate structural engineering input.

Will you recommend a repair specification?

A diagnostic report can recommend next steps or broad remedial principles. Detailed design, specification and supervision of works are separate services and are not included in this offering.

Can the report be used in a dispute?

Its suitability depends on the intended purpose and terms of engagement. Court expert evidence is subject to additional duties, conflict checks and procedural rules. Request an investigation Explain the location, age and use of the building, the symptoms, the period over which they developed and what prior investigations are available. We can then propose a proportionate scope and quotation.
