Commercial Building Surveys & Condition Assessments
Understand the fabric, visible defects and practical repair implications of commercial property.

Commercial buildings may carry liabilities that are not obvious during a viewing. A roof can be difficult to inspect from the ground; water ingress may have been concealed by finishes; alteration history may be incomplete; and an apparent minor defect may signal a wider building-fabric problem. A proportionate commercial building survey helps identify material issues before they become costly decisions.
I AM Surveyors undertakes independent commercial building surveys for property purchasers, investors, landlords, occupiers and professional advisers across Birmingham and the Midlands. We tailor the inspection and reporting scope to the property, available access, intended transaction and commercial objectives rather than applying a residential survey template to a business asset.
When should you commission a commercial building survey?
A survey may be appropriate before acquiring premises for owner-occupation; buying an investment property; committing to a significant commercial lease; purchasing a warehouse or industrial unit; or investigating the condition of a building before an important property decision. The right scope will differ between a single shop unit and a multi-tenanted or operational industrial property.
What can the inspection cover?
Subject to the appointment, accessibility and relevant competence, our review can include:
Roofing and rainwater disposal: accessible coverings, visible roof condition, flashings, outlets, gutters and apparent routes for water penetration.
External walls and openings: masonry, cladding visible from safe access, rendered surfaces, movement indicators, weathering, joinery and glazing interfaces.
Internal fabric: observed walls, floors, ceilings, finishes, accessible structural elements and signs of deterioration or alteration.
Moisture and environmental effects: water staining, damp symptoms, condensation indicators and other evidence warranting closer investigation.
External areas and drainage indicators: visible ground levels, paving, adjacent surfaces and relevant evidence of drainage problems, within the agreed site boundaries.
Visible construction risks: defects that may require targeted opening-up or separate structural, environmental, fire or services investigations.
What the report is designed to tell you
The report sets out material observations, relevant photographs, potential consequences and recommended next actions. It can distinguish urgent issues from defects suitable for later assessment, identify material access limitations and suggest specialist investigations where the available evidence is insufficient. Repair expenditure commentary or budgets are included only where specifically agreed and supportable.
A commercial building survey is not a guarantee of condition and does not automatically incorporate intrusive tests, structural engineering design, asbestos surveys, fire risk assessments, statutory compliance certification or a valuation.
A survey built around your building
Offices, shops, retail units, industrial premises and warehouses differ markedly in roof construction, envelope design, access arrangements and occupancy risk. We review the decision being made and agree whether a general condition survey, a more focused defect investigation or transaction-specific technical due diligence is the appropriate service.
The RICS professional standard *Technical due diligence of commercial property* provides a relevant framework where the instruction is a TDD assignment; the final scope and any necessary specialist contributions are agreed before work begins.
Our commercial survey process
Initial brief: Identify property use, approximate floor area, age where known, the proposed transaction and particular concerns.
Scope and proposal: Agree access, documentation, inspection limitations, deliverables, specialist exclusions and fees.
Inspection: Record material visible conditions and significant defects within the agreed scope.
Reporting: Explain the implications of the findings, uncertainty and the next actions appropriate to your purpose.

Questions & Answers
Frequently asked questions
Common questions regarding commercial surveys, scopes of service, and professional appointments. For specific advice regarding your property, speak directly with our chartered surveyors.
Is a commercial building survey the same as a structural survey?
Not necessarily. A commercial building survey assesses building condition according to its agreed scope. Detailed structural engineering assessment and calculations are separate disciplines where required. RICS recommends using the term technical due diligence or building condition inspection appropriately rather than relying on the broad expression 'structural survey'.
Do you inspect warehouse roofs?
We assess accessible roof areas and available evidence appropriate to the inspection. Roofs requiring specialist access, drone surveys or intrusive work need separate access arrangements and agreement.
Can a survey tell me exactly what repairs will cost?
An agreed instruction may include indicative cost commentary for selected issues, subject to evidence and limitations. Detailed quantified costs or contractor quotations are not automatically included.
How much does a commercial building survey cost?
Fees reflect building size, complexity, access, location and reporting requirements. We quote against a clear written scope rather than advertise one fee for all commercial property types. Speak to the commercial surveying team 0121 798 9093 | admin@iamsurveyors.co.uk
